River North (Rino)

The River North District, locally called RiNo, is the most up and coming, and arguably hottest, neighborhood in Denver.  Boundaries include I-70 to the North, Park Ave to the South, Lawrence St to the East, and I-25 to the West. The River North district has traditionally been an industrial area.  That title is quickly being turned on its head as houses are being flipped, apartment buildings are being constructed, art galleries are on every corner, and breweries are popping up left and right.  RiNo is the “hip” place to be in Denver right now.  Home values are increasing and will continue to increase as the city expands into RiNo.  After all, there’s nowhere else for the city to expand.

In the past year, 14 single family homes sold in RiNo, priced from a low of $190k for a project to a high of $525k, with an average sales price of $283,695.  The sales price to list price ratio was 97%, meaning that on average, people had to offer at least 97% of the asking price to buy the house.  The median amount of days these homes stayed on the market was 14.  There were 46 condos or townhouses sold in the past year in RiNo, priced from a low of $290k to a high of $1.15 million with an average sales price of $499,877.  The sales price to list price ratio was 99%, and the median days on market for these units was 12.

Walk the streets of RiNo after sunset and experience the area come alive.  Enjoy a great burger at Park Burger, then catch up with friends across the street at 10 Barrel Brewing.  If you feel adventurous, go to First Draft where you pour your own beer, and grab dinner at The Denver Central Market.

There are so many great breweries and restaurants to try in RiNo, and with all the other areas of Denver already built out, it makes since why this great area is the place to be.
