Washington Park

Washington Park, better known simply as Wash Park, is located in south central Denver.  Its borders include Alameda Ave to the North, I-25 to the South, University BLVD to the East, and Broadway to the West.

Wash Park is best known for the 165 acre Park.  On a sunny day, you won’t feel lonely here, people come from all over to run the trails, ride pedal boats in the lake, soak in the sun, and play volleyball at one of the many nets set up.

The area provides a wealth of amenities and easy access to Cherry Creek mall and South Broadway. The area is well positioned to accommodate professionals as it’s within a 10-minute drive to Downtown Denver and the Denver Tech Center. Gaylord Street in West Wash Park provides ample brunch and happy hour spots that are walk-able from any place in the park.

Wash Park is one of the most sought after neighborhoods in Denver, thus the real estate market is extremely solid and competitive.  Over the past year, 238 single family homes have sold for an average of $1,000,119, ranging in price from a high of $2,730,310 to a low of $345k.  These homes were available on the market for 7 days, and the list price to sales price ratio was 99.8% – meaning buyers had to pay at least 99.8% of the asking price to win the home.  Home prices have risen at an average of 12% per year over the past 5 years.

87 townhomes and condos have sold in the past year for an average of $542,523, ranging from a high of $1,475,000 to a low of $202k.  These homes were available on the market for 11 days, and the list price to sales price ratio was 99%.   This market has risen an average of 16.9% per year over the past 5 years.
