West Highlands is located in North Denver and is bordered on the North by 38th Ave, South by 29th Ave, East by Federal blvd, and West by Sheridan. West Highlands is home to many young families and young professionals. It boasts beautiful Victorian style architecture showcasing the diverse Denver history and plentiful shops and boutiques along 32nd St.
Real estate in West Highlands has been and will be a great place to live and invest for years to come. As LoHi continues to be developed, it will drive more demand to West Highlands. The condo and townhouse market has climbed in value at a staggering 16.2% average over the past 5 years. You can’t beat that in the stock market!
In the past year, 179 single family homes sold in West Highlands, priced from $280k for a teardown, to $1.275 million, with an average sales price of $580,251. The sales price to list price ratio was 97.5%, meaning that on average, people had to offer at least 97.5% of the asking price to get the house. The median amount of days these houses were available on the market was 10. There were 68 condos or townhouses sold in the past year in LoHi, priced from $210k – $918k, with an average sales price of $462,386. The sales price to list price ratio was 98.8%, and the median days on market for these units was 13.
When you are strolling the streets of West Highlands, you’ll notice the beautiful Victorian style architecture that has been preserved over the years. The front yards flaunt mature trees that don’t disappoint. You can’t miss the busyness of 32nd Ave! Decorated with bars, restaurants, coffee shops, and boutiques, you won’t get bored. Start at Irving St and explore 32nd on foot.
A good rule of thumb: the closer you are to 32nd Ave, the more expensive real estate will be. Keep this in mind as you are searching for a home, while you are close to the amenities and livelihood of 32nd, the trade off is your bank account depleting.
