The Lower Highlands (referred to as LoHi) is located in North Denver, and is bordered on the North by 38th Ave, South by Speer blvd, East by I-25, West by Federal blvd.  LoHi is popular amongst young professionals, and is a great area to live and invest in Real Estate.

We have seen dramatic growth and appreciation over the last several years in the Real Estate market here.  In the past 5 years, LoHi Real Estate has seen growth at an average of 11.6% a year. This is driven from an abundance of demand, with extremely low inventory available.  As seen in Forbes America’s Best Hipster Neighborhoods”, LoHi ranked 17th in the country.  This is one of the many reasons people choose to move here, click here  to read why LoHi is so great.  Deciding to move here is the easy part, actually finding the right home for you is challenging because of the lack of inventory.  It’s vital to have a realtor who is diligently looking on your behalf so you can pounce the moment something hits the market, as most everything will have multiple offers overnight if priced right.

In the past year, 94 single family homes sold in LoHi, priced from a low of $310k for a project to a high of $1.65 million, with an average sales price of $606,460.  The sales price to list price ratio was 93%, meaning that on average, people had to offer at least 93% of the asking price to buy the house.  The median amount of days these homes stayed on the market was 14.  There were 280 condos or townhouses sold in the past year in LoHi with an average sales price of $555,180.  The sales price to list price ratio was 95%, and the median days on market for these units was 14.

One of the more quiet areas of LoHi is the north section, North of 33rd.  You will find a lot of single family homes here, with an architectural mix of traditional brick homes built in the late 1800’s and early 1900’s and new urban homes built in the last few years.  South of 33rd, there are more bars, restaurants, and high end condos, and apartment buildings.
